The site itself is part of the planned Northern Gateway, an attractive and sustainable destination for sport, leisure and business. It is located close to other employment sites, such as the Easter site and Flakt Woods, and also the Weston Homes Community Stadium and Colchester Business Park.
It benefits from excellent road links with access to the A12 via the newly completed Junction 28. The new nearby Park and Ride facility also provides a direct connection through the Northern Gateway to the train stations and town centre.
Colchester Borough Council proposes to dispose of land on a long leasehold basis that enables a developer to build an interesting and sustainable commercial scheme and thereby creating significant local employment opportunities.
There is a Masterplan for the area and these artists’ impressions indicate the Planners’ aspirations in terms of the scope and scale of the development. There is an opportunity to develop bespoke buildings within the Colchester Northern Gateway.
The exact site is yet to be defined but there are likely to be 3 sites, with a combined area of approximately 4 hectares (10 acres) located off Axial Way, close to other employment areas such as Easter Park and Flakt woods.
Plots available range from 1 – 10 acres. Visibility from the newly built A12 junction and relief road into Colchester is excellent, providing easy promotion of any commercial scheme.
The site is an unoccupied greenfield site.
Colchester has an emerging Local Plan which allocates this area as a major future employment space for the Borough.
The site benefits from outline consent for a variety of different employment uses although other uses could be considered where there is significant job creation.
Given the Council’s commitment to Ultrafast Broadband provision there is an aspiration for a high-tech digital park in this area.
